This Privacy Policy explains how Norseman Mortgages (“Norseman”, “we”, “us”) collects, uses, discloses and protects personal information when you visit norsemanmortgages.com, contact us, or work with us on a mortgage. We follow Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and the privacy rules that apply to mortgage brokerages in Ontario.

Who we are

Norseman Mortgages is a mortgage brokerage licensed by the Financial Services Regulatory Authority of Ontario (FSRA), Brokerage Licence #13264, and a network partner of Mortgage Intelligence. Our office is at 195 Norseman St, Unit 9, Etobicoke, ON M8Z 0E9.

Information we collect

• When you contact us. Our website forms ask for your name, email address, phone number, the type of help you are looking for, your preferred broker, a subject and your message. We also collect whatever you share with us by phone, email or in person.
• When you apply for a mortgage. To find and arrange financing, we collect information such as your identity and contact details, date of birth, employment and income, assets and liabilities, details of the property, and, with your consent, your credit report and credit score.
• When you comment on our blog. We collect the name, email address and comment you submit, and your IP address to help prevent spam. An anonymized string created from your email address may be sent to the Gravatar service to show your profile picture.
• When you browse our website. Like most websites, our servers automatically record technical information such as your IP address, browser type, device, the pages you visit and the time of your visit. This is used to run, secure and improve the site.

How we use your information

• To answer your questions and give you mortgage advice and rate options.
• To assess your application, obtain a credit report (with your consent), and submit your application to lenders and mortgage default insurers.
• To arrange, fund, administer and renew your mortgage, and to let you know when your term is coming up for renewal.
• To meet our legal, regulatory and record-keeping obligations, including FSRA requirements and anti-money-laundering and identity-verification rules.
• To protect our website and our clients against fraud, spam and misuse.

We do not sell, rent or trade your personal information.

Consent

We collect, use and disclose your personal information with your consent, except where the law allows or requires otherwise. By submitting a form or applying for a mortgage, you consent to the uses described in this policy. You may withdraw your consent at any time by contacting us, subject to legal or contractual restrictions. If you withdraw consent, we may not be able to arrange or continue to service your mortgage.

Who we share information with

We only share what is needed for the purpose you gave it to us, with:

• lenders, including banks, credit unions, trust companies and private lenders you choose to apply to;
• mortgage default insurers, credit bureaus, appraisers, and your lawyer or notary;
• our brokerage network, compliance and audit providers, and regulators such as FSRA;
• service providers who help us operate, such as website hosting, email, mortgage application and CRM software providers, who may only use your information to provide services to us;
• others where required or permitted by law, for example in response to a court order.

Some of our service providers may store or process information outside Canada, where it may be subject to the laws of that country.

Cookies and third-party services

Our website uses only the cookies it needs to work properly and to remember choices you make, such as a comment you are writing. We do not use advertising cookies. Our Contact page includes an embedded Google Map, which loads Google’s services and may set Google cookies when the map is displayed. Links to our Facebook, Instagram and LinkedIn pages, and to other websites, are governed by those websites’ own privacy policies.

How long we keep information

We keep personal information only as long as needed for the purposes described above, and for the period required by law, including the record-keeping rules for Ontario mortgage brokerages. When it is no longer needed, we securely destroy or anonymize it.

How we protect your information

We use physical, administrative and technical safeguards appropriate to the sensitivity of the information, including restricted access, secure storage and encrypted (HTTPS) connections on our website. No method of transmission or storage is completely secure, but we work to protect your information and review our practices regularly.

Your rights

You may ask to see the personal information we hold about you, ask how it has been used and disclosed, and ask us to correct anything that is inaccurate or incomplete. We will respond within the time required by law. We may need to verify your identity before responding.

Children

Our website and services are intended for adults and are not directed at children. We do not knowingly collect personal information from minors.
